Hello investors?
Has anyone ever heard of a skiptrace service called TLO. I was referred by a colleague of mine and I wanted some more insight on the program before I decided to hop in it. I will be using the service for the purpose of locating homeowners with vacant and unwanted homes that are hard to locate. Thanks again.

Yea, learned that. I've had pretty good luck just paying a VA and using another underground lead data service from another contact that has home owners info and phones.
I was recently denied by TLo because I am not allowed to use their service to market to home owners as a wholesaler/flipper. I was hoping to get some insight around what to say so that I can get approved. I am not licensed in property management or real estate. Please help! My home is set up to pass the home inspection but I need a legitimate and provable reason to use their service. Please HELP!!

@Paul Amegatcher Have you compared Beenverified to TLO? Have you tried both services? $25 is wayyy cheaper, esp if you run a lot of searches. TLO is on point, just wondering if it can compare.

I have not use TLO, I did not meet the requirements to setup service. Beenverified is okay for a beginner that is low on cash and does not want to pay $5 or $10 for every skip trace report. It will get you decent data for addresses but the phone numbers are worthless. I have had very limited success with the phone numbers provided. I would suggest you get with @Cornelius Garland because he is well versed in all the skip tracing platforms.
Here's my research/test after being denied by TLO similar to @Ramy Khalil :
I had tested 50 names with Spokeo and Beenverified and unfortunately the results were poor. Then after doing a month's research found a freelancer who searched the same 50 sellers with nexis lexis. ( The results were 80% accurate). The freelancer had access to TLO with one of his customer in the past. His feedback was TLO and Nexis Lexis were similar in results. I was very happy with nexis lexis results that I had the Freelancer to search 235 vacants. Very happy with the results as I was able to get 2 contracts.
About TLO: Found 2 other TLO approved investors who was willing to share the business reason they used when they applied (a few others were very silent to diverge any info). The consistent answer was"use for verification of applicants for their properties since they want to protect their assets".
I did hear from another TLO approved investor yesterday who said their reason was for real estate. But I know the credential dept will ask more.
I have a business partner who is a realtor who manages a couple properties so we plan to join forces to apply for TLO in the future however for now Lexis Nexis is meeting my current needs and plan to do another round for my next vacant campaign.
Cameron Dunlap has findtheseller.com which I also tested a little. For a flat $49 per month unlimited skip trace you will get basic info. But if you pay I believe $5 for a 2nd tier search you will get more. I tried the $5 and did find an address of a missing sister. However, I am getting more bang for my buck with Nexis Lexis VA where the freelancer charged me $135 for 100 names with multiple numbers for each vacant. I decided to hire him full time.
I am willng to share my VA services to skiptrace your list for the same fee before I hired him. Just reach out to me directly as I also tested out 2 known vacant databases for accuracy.

@Ramy Khalil I used TLO for different purposes (not marketing) so I got approved. I was providing loans to people and I need to check their backgrounds.
I know for sure there are many people on Upwork who can help you for $5-7 per hour.

Andriy Boychuk thanks again for the info. When you say backgrounds, what type of info are you pulling exactly? Also what proof if any did you need to provide regarding the personal loans you issue?

@Ramy Khalil To verify contractors company info and look for any liens and judgements, address verification. Tenants background verification, any judgements, confirm past residence addresses, etc.

@Andriy Boychuk I'd like to get a TLO account, but I hear they don't give service to RE investors. I've contacted them twice through email, but have not received responses from them. How do you recommend I go about it so TLOxp considers my request for service? Thanks!

@Brian Lenz How do you recommend we got about setting up an account with them? I've not heard back from them and I hear they don't like investors skip tracing people to buy their houses. What is your experience and how did you go about requesting service from them so they approve you?

I found that TLO had accurate phone numbers 25%-50% of the time, but it bugged me that they charged you for every search. You could quickly rack up charges for bad info. That didn't seem right to me.
