The "does direct mail work" thread was so much fun that I thought that we should chat about the alternative. If you are NOT marketing for your own deals it's going to still cost you something. What did you pay or make on your last deal.
You do NOT have to say if you're a wholesaler or the end buyer just comment the dollar amount.
If you didn't buy it from a wholesaler but bought it off the MLS what was paid out in commission that could have been your equity?
I'll start... $14,058
I’m a realtor so I contributed my commission towards the purchase price and only paid $5k on a commission. Had I not been a Realtor it would have been $10k.
The last one cost me a 30 pack of Michelob Ultra. The agent was a good friend of mine and his client wanted to punt the deal (assign). I signed off on the contract to purchase and when I asked what he wanted he said a 30 pack.
@Mike Cumbie Gotta love having friends in the industry.
@Mike Cumbie What about the one before that?
The one before that was about $570 on the buy and I had to pay $2670 on the sale.
20k on the most recent and then 5k on the one before it
Cost me $36k. Bought from wholesalers.
2500. It was included in the agreed purchase price.
10k... usually it’s 5k or less though.
A realtor found an off market house for me by door knocking. I bought it for $85K. Paid the realtor (not his broker)$9000.
Last assigned deal was $30k but average is around $15k
I have seen wholesalers at 100k+ on HUDs I have worked on.
@Ryan Dossey . Call me crazy but these numbers don't mean much without context. I'd love to hear wholesale spread AND property sale price if people wouldn't mind sharing. ie paid $100k, $5k of which to wholesaler or $25k total, $5k to wholesaler
@Phil Denton I disagree a bit. I know investors in markets from LA - New York City. They are getting off-market deals at 75% - repairs - holding costs with under 5k on marketing on average.
But to answer your question.. On mine the $14,058 fee was on a 95k house.
@Mike Cumbie 😂😂😂
I purchased a flip this week for $143k. Wholesaler got $13k. I think I can sale the house for $240k after paint carpet and small rehab
