Who is really successfully using DealMachine?

I'm starting to wonder if Dealmachine is just really great at promotion of the product. Everytime I come back to the app to try it out when they say there's a new update I am let down by the software. I can't image people are really using it on a large scale.

Last night I decided to try the bulk upload tool for the first time, a list of about 400 leads, from an area 2 hours from me. I added "Google Street Pic" to my account and it successfully pulls Google images for about 75%, leaving about 80-100 leads without an image. The app will not filter out which leads do not have pictures, leaving me having to manually change the type of postcard to one without an image for a large amount of leads. This would be a VERY inefficient method and leaves me wanting to just send that list out to a different mailer service.

What is everyone's thoughts?

@John Mucilli I am NOT a fan of deal machine. They spend a ton of money on advertising their product and apparently have none left over to spend on product development. PropStream has a driving for dollars app and its far superior to Deal Machine. Also, its much cheaper to send a larger volume of street view postcards or letters using a large printing company than it is to send through deal machine. Just my .02

    @John Mucilli did you get the Basic or the Professional package? I am about to get it and give it a shot. Trying to determine which option I want to go with.

    @Ryan Copeland what’s up bro. I have mixed reviews tbh. I’m speaking in regard to the software. I believe the concept is great. If you are driving for dollars the set up can’t be beat. Personally I would try to build my list organically with Dealmachine and call the owners. I actually had a skiptrace that got me a legit number on DealMachine that Propstreams skip didn’t get me.

    There are some glitches with the bulk list upload and Google Street pic add on that frustrated me this week.

    @John Mucilli thanks for the feedback. I'm going to try it out. I'm just getting started with REI so I'm looking for something to get me off market deals. Using the MLS hasn't been getting it.

    I've been using Deal machine for about two months I've been very disappointed with the skip tracing. There customer service responds timely but I'm usually stuck with more answers than questions.

    @Kevin Jackson how many leads have you tried to contact? What would you say the accuracy percentage is?

    Also, if you think about it they're just aggregating data from various sources. As I think through it, I wouldn't expect a super high accuracy of the phone numbers and email addresses.

    Hi!  I tried DealMachine for the lists/mailers; however, many of the lists I wanted wouldn't pull and the one that did pull was super outdated.  This system would be so helpful if it actually worked!  Does anyone have another system they are using that offers a similar list/mailer system to DealMachine but actually works?  Thanks!

    Great marketing, poor software. Better off using a mix of like mapdriven with a good CRM and skip trace company and separate mailer company. Happy to send recs in my DM

    @Lydia R. I am unfortunately feeling the same. Seems like they are doing a fantastic job of marketing a product that has amazing potential but isn't fully there. 

    Pros: 

    -I love that you can send out a nice big google image of the property and the can be done one at a time.

    -Their street engine product is also great, if you are actually "driving for dollars". The CRM is awesome for pinpointing and keeping track of random houses you find that you make want to look into later.

    The biggest Con seems to be that the software can be very clunky and almost feels like it is in beta development at all times.

    Which company do you like for bulk "Street View" postcards?

    I'll have to check out the PropStream app. Do they also have a CRM?

    I went to the PropStream website and checked out the features. They seem to have similar features as DealMachine. I did notice that they do not have skip tracing like DealMachine does.  I will say that the skip tracing with DealMachine does not return accurate phone numbers most of the time, but I have gotten some working numbers.

    Also, PropStream costs $99 per month whereas you can use the DealMachine features for $49 per month.

    @Ryan Copeland So propStream does have skiptracing. Its like .12 but again this is what I was saying before, a lot of these all in one programs dont do "it all" very well. Its much more cost effective to outsource things like skiptracing and direct mail. PropStream has a really awesome driving for dollars app that allows you to save properties that you driveby and then export the list when you get home. I have a facebook group for wholesalers and we actually get free PropStream training sessions exclusively for our group where someone from PropStream actually shows you how to use all these features. I was a skeptic of PropStream in the beginning because I have MLS and I thought this program was just another $100/month expense that isnt useful. But its really awesome. I get code violation lists from the cities I market in and those lists only have the property address. I can upload these lists into PropStream and PropStream will find the owner information and populate it into my list so I can export it and have if skiptraced.

    Lets be honest, its very rare that a potential seller calls from one postcard. Being able to send a small amount is convenient but its bery u likely to yield the results you are looking for. This was more interesting when Google streetview was a new and novel thing. Now its pretty common and most printing companies that do investor mailers have this as an option. PropStream also has a driving for dollars app that allows you to mark the properties of interest that you drive by and then export the list when you get home.

    @Ryan Copeland I use a skiptracer who uses Idicore. Super accurate. I pay .07 per record.

    I used deal machine. Good product, but the enterprise account was way too expensive, so I switched to Profit Drive from the REI Blackbook guys. It was rough at first, but they have turned it into a really solid product. Unlimited drivers for about 1/4th what i was paying with deal machine. And the mail is cheaper too. I have a discount on my site if you are interested.

     Does PropStream still have code violation lists? I’ve been using it since September and I haven’t seen code violation lists anywhere. I do see pre-foreclosures, pre-probates, and tax delinquencies. I have yet to see code violations, water shut offs, and fire damaged properties.

     You are correct. Propstream does not have those types of city specific lists. Those lists can only be obtained directly through the city or county. But they are usually very simple to request.

    They have increased the price now the basic is $99. I prefer driving for dollars and use my mailers from a 3rd party company after building my list. I was ok when the basic was $49 but at $99 not worth it in my opinion.
