OOS in McAllen, TX

Hello all,

I am new investor from Seattle, WA. I am looking in to markets like McAllen, TX or McKinney, TX. I am trying to buy property around 250K - 350k where I can give down around 35%. 
I bought another OOS property last year so trying to buy 1 or 2 per year for next 5-6 years. 
Any suggestions or insight would be a great help. Thank you!
