Hi everyone,
I’m based in Houston and currently looking to purchase my first rental property in the Detroit area. I've come across a few turnkey companies, but I’d love to hear from others here — what companies would you recommend or avoid based on your experience?
Also, I’m weighing the pros and cons of working with a local investor-friendly agent versus going the turnkey route. If you've been through either path, I’d really appreciate your insights.

Just keep in mind that turnkey investing requires the same due diligence as finding properties on your own. Trust but verify. Get your own appraisal etc.

I suggest you connect with @Drew Sygit before investing in that area. He may be able to assist you with purchasing a property or managing something you purchase. However, he can certainly help enlighten you on the area, the ins and outs of investing, and where you are most likely to succeed, regardless of whether you buy Turnkey or not. He is a great resource, and you should connect first before purchasing anything, IMO.
@Nooruldeen B Aldulaimi Detroit has a lot of, "wild, wild west" about it because of the relatively low cost of entry and that we're finally gettig postive press about our renaissance.
Unfortunately, it's attracted many bad people giving out their opinions as "facts":(
We don't think it's professional to be negative about specific competitors, but DM us and we'll schedule a chat and discuss what questions to ask to protect yourself.
Here's one as an appetizer - always hire your own inspector and have EVERY purchase inspected. The bad guys don't want you to do this and if you insist, they'll give you their "buddy" to hire who won't be transparent.

Turnkey can be a solid entry point, but the biggest thing to watch is that you’re usually paying a premium for convenience, so your margin and upside are already compressed from day one. A good investor-friendly agent plus your own team often gives you better deals long term, especially if you’re thinking about scaling. In Midwest markets, including places like Ohio, a lot of out-of-state investors skip the traditional turnkey model and go after off-market or lightly rehabbed deals instead, where you can still get strong rent-to-price ratios without overpaying. The key either way is having reliable boots on the ground, a property manager, a contractor, and a lender, because that’s what really determines whether your first deal runs smoothly or becomes a headache.
