First out of state investment
hey guys, so I just wanted to get some insight. I am a brand new real estate investor looking to purchase my first property. I am located in Massachusetts, but the markets over here are very expensive and way out of my budget. Therefore I came across Cleveland and Columbus, Ohio, and these two markets fit my budget. Is there anything I need to know about these markets? Do you guys have any advice or insight on these two markets do you think buying my first ever investment property in these markets would be a good idea? (looking for a long-term rental multifamily 2 to 4 units mostly turnkey Because it is my first rental, but I'm open to properties that need very little work so minor value add, got about 30K to cover down payment and closing costs)

hello. quick reactions.
1. 30K isn't enough just about anywhere. it's going to put you below the median / in more challenging areas.
2. when new investors buy in a random market solely based on price they get crushed. see crushings:

3. can you start with a house hack? not everyone can. but it's a great way to get started.
hope this helps. i'm on here to help protect your capital, not to cheerlead and tell you to "go for it."
