Hi everyone,

I’m an out-of-state investor and I keep running into contractor issues.

One contractor charged me for a property visit to provide a rehab estimate. He went to the property… and then completely disappeared. Never sent the quote.

Another contractor told me he visited the property, sent over a quote — and later I found out he never actually went to the property. The numbers were just made up. Then he disappeared as well.

As an out-of-state investor, this is extremely frustrating because we rely heavily on trust and communication.

My question to the group:

What’s your system for finding reliable, professional contractors?
How do you filter serious contractors from the ones who waste time?

I don’t mind paying for estimates.
I don’t mind hearing “no” if a project doesn’t fit.
I just need clear communication and professionalism.

If anyone has recommendations for a trustworthy contractor (Columbus, OH area), I would truly appreciate it.
