Rockland Maine duplex

I have a moderate amount of liquid capital available and substantial equity in my primary residence that I can potentially leverage, and I am exploring the purchase of my first duplex in Rockland, Maine. I have already identified a specific property and am seeking experienced guidance to help me strategically navigate financing, structure, and acquisition. My objective is twofold: to operate the duplex as an investment by renting one unit, while using the second unit personally during the summer months when I am in Maine. Outside of my occupancy period, I may midterm rent my unit to traveling professionals such as nurses, and depending on market conditions, either midterm or long-term rent the second unit as well. I am looking for a knowledgeable advisor who can help me evaluate mortgage options, rental strategy, cash flow projections, and long-term positioning to ensure this purchase is structured intelligently. I recently parted ways with my previous real estate agent due to a lack of timely and effective communication, and I am seeking a more responsive and strategic partner moving forward.
