Out of State Tenant Placement

Hello,

I have two units available out of state without a property management company. I am considering scheduling an open house on a Saturday/Sunday with the hope to get prospective tenants in to visit and then apply. Doing the math, this saves me more money than if I hired an agent or property Manager who is charging one months full rent. However if I don't find tenants, trips and costs will add up. Note, I want to manage property myself once tenants are placed.

Background: the property is in San Antonio, grade C neighborhood. The demographic is Hispanic, often Spanish speaking only, section 8 welcome. 

What are your thoughts on handling this situation?
