@Katelyn Laurente, the first thing I'd look at is the price-to-rent ratio in whatever new market you're considering, because that single number will tell you quickly whether deals can actually work before you spend time underwriting anything. I'd also recommend connecting with a local property manager before you even find an agent, because they'll give you the most honest read on what rents are actually doing and which neighborhoods to avoid.
