Becoming an agent ?

Question

What are some of the pros and cons of becoming a real estate agent before starting to invest?

I’m about to get register for a real estate school but I want to ensure that I’m not wasting my time.

That makes sense but I would suggest getting your license and working with investor friendly realtor.  It all comes down to the individual and their personal goals.  Starting out I teamed up with a local pro that did exactly what I wanted to do.  I learned from him and when we found properties I received a commission check which in many cases covered closing cost or at least took a big chunk out of them. Over time I learned, along the way I would pick up a few clients each year.  Now when I buy for myself my closing cost are paid for in the form of commission check (working alone but still have access to top notch mentor) and I have a lot more clients.. It worked great for myself but at the end of the day it comes down to the person and what they are intending on doing and what expectations they have with their license.

@Kedian West have a license all comes down to the individual and what they want out of it.  For myself when first starting out having a licenses saved me countless hours in terms of how fast I could get in  and see properties,  then once I closed on a property the commission typically covered my closing costs.  Along the way I would talk to friends and family help them buy or sell which added up to a few transactions per year.  Now I am a full time agent helping great clients and loving what I do... happy to connect you with some like minded agents in the Georgia market investing that you may want to chat with.

@Kedian West check out David Greene's book sold. It is great if you are thinking of becoming g an agent. Bit if your main reaso. Is just to feel out the market you don't need to be a realtor to do that.

@Kedian West For you, I would say do some digging on what you what to do with the license, and if you want to be active (agent, wholesaler, flipper), and if you do not want to be active (buy hold, syndication, passive partner, notes). Once you have that question answered, then it will direct you in the way you want to go.

My suggestion, if you say yes to any part of being active, you should get your license.

@Kedian West I think becoming an agent is a great investment in your real estate investing career. I don’t need to explain all the advantages and disadvantage is on here… It’s been explained thousands of times across the web. All I can say is that in my experience, it has been well worth the minimal study hours and ongoing fees.￼
