How do you decide when it's time to buy another rental?

For landlords who already have a few properties, how do you decide when you're ready to add another one?

Do you mainly look at cash flow, available cash for the next down payment, equity in existing properties, debt levels, or some combination?

I'm especially interested in how people balance keeping enough reserves versus putting that capital into the next property.

Curious how other landlords approach it once they already have a portfolio going.
