I completely agree with you on that. When you’re investing remotely, having someone local you trust is huge. I’d want them checking the actual condition first, then verifying the rehab progress and making sure the work matches what I’m being billed for. Good boots on the ground can save you from a lot of expensive surprises.

So, the question becomes how do you choose this person you must trust? And what do you, as the investor, have as background knowledge to properly guide you and to make decisions based on this trusted person's recommendations/suggestions? What are the requirements for this trusted person?

Arman…. I recently met with a new client who shared a quote and one of the items was replacing the hwt for a very inflated sum. With my 40 years of construction experience I informed him that it was at least 1K too much. I have my clients interest in mind with everything I do for them.

Richard- with myself I like to meet with my clients, share my background and we just have a conversation about what they want and how I can meet or exceed their needs. It is truly a personal relationship we are building… me to client and the client to me.

I agree with you there. If an investor won't visit the area once, pick someone to represent their interests there and keep in good contact with them, they are better of investing a pickle juice factory. Things do come up and they need to be addressed quickly and efficiently.
