Section 8 experience with larger homes 4BR+
Im learning more about affordable housing and Section 8. With my existing rentals; all are non subsidized private pay tenants. My questions specifically revolves around larger homes 4-5 bedrooms.
What are your experiences with finding and retaining tenants for larger properties? Ive got a 5 bedroom I'm considering making available for voucher recipients. On one hand Ive heard its much easier to find a voucher recipient for that size since there aren't many properties available that size and they tend to stay longer because of that. On the other hand ive heard it may be harder to find a tenant since that woud require a much larger family.
What has been your experience?

In my experience, the larger the single family rental home, the more issues.
With Sec 8 think 2x those issues. More adults, more kids, more 'visitors', who end up being extended-stays.
Utilize strong tenant screening across the board, no matter the source of income--earned or subsidized.
What's worse than an vacancy? A rental with a bad tenant!
