@Mike Moran - The 10 year I/O and 20 year AM is very doable.

Are you using any tools or apps that actually cover both the “what” and the “when”, or do you just hire pros to help?

So you can cashflow with traditional financing if you buy at a cheap enough price or if you get some below market financing terms (seller financing fixed at 4-5% and negotiate a balloon payment or IO for a period)If you can't cashflow enough then you need to capture enough equity to be able to flip relatively soon or break even with cashflow.

If you look at what you posted, a few lines below where you crossed out a few things in red, it says loan program: optimum 10/1 IO ARM (10 Year IO period).

I'm having the same trouble with Stessa not integrating with App Folio. 

As of today, rates are in the mid 5.00% - low 6.00% range for max leverage (1.20x DCR / 30-year am), 5-10 year term (partial term IO), non-recourse loans with yield maintenance prepayment structures (prior to any rate buydown). 

I demand that the last thing on the developers list remain the BP App for Android.
