What website do you use for Comps and ARV?

Hi all,
I am trying to find comps and ARV for a property of a motivated seller. I don't have access to the MLS as my Realtor is taking care of her sick husband and has not given me access yet :cry: and Zillow seems so inaccurate. I have no money to get a monthly subscription to other online real estate websites. Are there any other free websites to check comps and ARV for properties? Any suggestions will be greatly appreciated! Thanks!

Forget the online comps! If you are serious about being in this business, you need to be an EXPERT in your local area. Get out of the house and go look at 100 houses (inside and out) that are for sale in your target area. Talk to people as you're doing this. If after you've looked at 100 houses, you can't tell the value of a house just by looking, go look at another 100!!! This is YOUR business and you need to know what's going on in YOUR market.
