Has anyone done a 721 exchange instead of a 1031

Hey @John M., feel free to PM me if you'd like to chat about it. We focus on 1031/DSTs and 721 exchanges for our clients. If you do go the 721 route, focus on AFFO and Debt-Service Ratios of the REIT to evaluate it's quality. Those metrics are more important than the actual distribution rate. Also, I'd recommend working with an Investment Advisor instead of a BD, as Advisors can provide either discounted share prices or equity bonuses depending on the REIT or DST to find.
