For those who’ve completed or are in the middle of a 1031 exchange, I’m curious how you prioritize trade-offs between pricing vs. certainty when selecting replacement properties.

In particular, do you find yourself willing to accept slightly tighter yields in exchange for clean execution, long-term leases, and reduced friction — or is cap rate still the dominant factor?
