Where to list 1031 money?

I have to do a 1031 and would like to list it somewhere to see whats out there for me to do the 1031 exchange, anyone know of a place to list 1031 money? Thanks.

For some reason the word "liquidate" and 1031 exchange don't seem compatible unless you mean divesting your real estate.  You're really just moving equity into an equal or greater value property.  I second the question What are your specific goals other than avoiding paying capitol gains tax of course?   Just curious.

You certainly have a lot of choices when it comes to the 1031 exchange.  What are your primary objectives?  What kind of risk/return are you looking for?  How much risk/little risk are you comfortable with?  These are all important questions in trying to determine what is next.

What is your name?

Consider TIC investments if you want something that is passive and hands off.

Given the amount involved you will need higher priced property or a few mid priced properties.

I know a developer that did a deal where they sold a specific floor in a commercial building. It was already set up as a condo so it was easy to tailor the deal.

I am looking at a multi-unit deal that could work fine. A master lease with an option could be one legal construct to fit what you need yet not be too involved in the property directly.

I think the biggest issue will be for you to clarify in your mind the sorts of deals that would make sense. How passive vs. how active you want to be.  Approximately how long you want to hold before existing again. If you are going to exit again in a couple of years will the tax rate be lower then or are you likely going to face higher capital gains? Or will you just do another 1031?

My point about being an agent is because the agents who commonly handle 1031s do have forums for trading deal info. Given the strict timelines the process is rather well organized to sift through deals. Only agents can attend or participate as there is a security law issue for deals across state lines. A bit of a gray area so they run closed meetings to avoid the issue.

Hey John,

What it is, is that I started a real estate company about 2 years ago, built up a portfolio of over $2 million in properties, single family, multi-family.  I'm gearing up to liquidate those properties and move on to bigger and better things, but just doing my due diligence ahead of time to find out what might be the best option for me to take the profits from that liquidation and 1031 it into something else.  Also in doing that, to help someone else maybe get what their looking for.

I'm thinking maybe I could use my funds for someone else to get a building or what not, instead of them having to deal with a bank right away and have it set then as a contract for deed, or ISA in a year or two out...add on another profit, and do it again for someone else.  This does my 1031, and it helps someone get a place.  This is why I asked if there was a place online to open it up to the public, I could have many options available.

I checked out that site the "wesellnotes" guy posted, although it wasn't a link so it took me a few times to figure out how to get to it, lol.  I think I will definitly try listing what I am looking for there when its time, and maybe by then it will be active too.  Still open to other suggestions though! Thanks.

Assuming you are not an agent there are no public sites or lists that I know of. I have seen some but they are rather niche or not all that successful. Granted I do not know the full set of possibilities.

Have you consider just telling us a bit more about what you are looking for? It might not be the best place yet it could be good enough if you find a deal you like.

Well I guess its because I don't always have the time to search for a deal that works.  With the help of the internet these days, I figure it would be easier just to post what I'm looking for, and let the property find me!

This is the 2nd or 3rd post I've seen with a similar theme. I'm not sure what you mean by 1031 money! I'm guessing you mean the proceeds from the "relinquished property.

If that's the case why are you looking for "what's out there" specifically for 1031. You can buy ANY (qualifying) property! I've done a few 1031's I just bought stuff off the MLS, and one FSBO. It's just like any other transaction with any other seller, it's just a matter of putting the "magic" language in all the P&S agreements.

Search on here for posts by "wexeter". He's the "pro from Dover" when it comes to exchanges.
