Buying Own Property Back

Lets say I own 2 properties.  One property is worth 200k with a 100k of debt on it and another property is worth 100k with 100k of debt on it.  Can I sell the 100k property to another investor for $1 and then sell my 200k property and do a 1031 exchange.  I would buy a 100k property with my proceeds free and clear and buy the property I sold to the other investor to take on the 100k of debt I need?
