1031 exchange in Massachusetts

Hi looking for advice and referrals in ma. I want to sell an investment condo and replace with a single or multi family. This will be first time doing an exchange can I use a Qi or is an attorney needed? Also with inventory low and prices climbing if I can't meet the timeline are there any penalties or would I just be out the fees associated thank you for any help you can give
