1031 Exchange: Rehab for Rental?

Has anybody done this and/or is it possible?

I'm back and forth between rehabbing and purchasing rentals (I mainly rehab to get additional capital for purchasing rentals) and am wondering if the "like kind" clause around 1031 exchanges is flexible enough to allow me to 1031 my profits from a rehab into a rental property.
