LLC vs. DBA

I am looking for guidance on how to decide on maintaining our DBA vs LLC.

We have 1 rental property, under DBA. We will buy a 2nd property soon. I'm not really sure how to figure out if DBA still makes sense, or if we should try and form an LLC and get one or both properties under that.
