LLCs and Lease purchases

Hi

I want to form a LLC for my real estate investing. I want to invest both in lease purchases and subject to deals. How do I transfer a property over to my LLC if I don't actually have ownership of it? Or, how does everyone protect themselves from lawsuits etc while investing with a lease purchase? Thanks
