@Pati Tanielu,

the investment choices in conventional IRA are limited to conventional investments: stocks and mutual funds. With self-directed IRA you have unlimited investment choices, people invest in real estate, trust deeds, tax liens, private businesses, foreign real estate, private lending, etc. etc.
