Videos for Marketing???

Question

I'm looking for something other than yellow letters to Market to individuals.  Do you use Youtube or Instagram videos to advertise that you are looking for houses to buy?  If so have you found it as successful or less successful than mailing yellow letters?

I use direct mail, PPC, Facebook, YouTube and TV.

BY far the better call volume is direct mail. However PPC done right, and we have a full staff for that, is excellent. Facebook is maturing so we will see. YouTube is great because its a reinforcement for other advertising and TV is slow yet offers quality leads. we run 5 30 second commercials and a 30 minute infomercial

I am just starting but I'm starting to formulate the beginnings of a strategy.  I only do direct mail in one area, and this is probate.  Then I plan to use FB ads to augment them.  You just upload the list and hit them with a series of ads.  I start with basic 15 second videos.  Then I retarget them -- FB lets you build an audience for those that view your views, and another audience for those that visit your website.  My problem is I don't have a great landing page, although I did get a lead form come through last night.  I do mail a printed letter, with a hand-written envelope, to start, and then I am move them over to a series of periodical mail touches from one of the Mail-On-Demand services like the one Michael operates.  Postcards will be used, but probably later in the campaign, just to serve as a reminder that I am still here (they should be solution-aware by that point).

With liens & judgements, I skip the mailings altogether and just hit them with the FB ad, as described above.  Got a lead and an appointment off it just yesterday, right off the initial ad (without even retargeting).

Skipping PPC in Houston -- for now.

I haven't tried either but my guess would be that you would have a lower response rate (because they don't have a hard copy to hold onto, it plays and it's gone)  But you might get better leads because the people who click through probably have a greater sense of urgency.

Video Marketing sounds very interesting. As always @Michael Quarles is right. direct mail still has the best call volume return. I would give it a try but keep my direct mail campaigns number 1 priority. In the end, all marketing pillars supplement each other.

Oh wait, I said something inaccurate -- I also mail out postcards (hand written) to owners of properties that I spot while out driving for dollars.  I have a "tired landlord" postcard that I had printed up by Vistaprint, and I am working my way through that stack.  I did get one call on those, but again, still early days yet for me.

The next question is the follow strategy for these properties.  I separate them into tired landlords and owner-occupied, and I will need to set up a sequence of some sort for each.  Far from having this figured out, but I do at least realize that I cannot just mail one postcard and forget about them.

Thankyou for the input.  I also appreciate the examples you showed on your youtube channel.  I guess I'll stick to direct mail then and use facebook and youtube as supporters.  As was mentioned previously with the mail they have something hard to hold onto.
