How to Restructure an LLC?

I have an LLC for a rental property with 2 other members (3 total) and one of them wants to leave the LLC. However, that person is a guarantor on the loan for the property (and is willing to continue to be the guarantor) so what is the process for doing this? This is NOT a result of any conflict between the members but more of a management restructuring question and business optimization issue.
