Using a DBA to get a property
Hello I'm in California and I have a question I'm looking into getting a property via auction and using a private money lender I eventually want to transition it into an owner occupied loan in the future... Can I get the property using a DBA or would need to pay the 800 dollar fee and get an LLC??

It depends on your plan for the property. If you’re going to use it as a primary residence you can just put it in your name.
If it's a rental or house hack or flip put it in an LLC for liability protection.
