I agree with Jon on Relationships, sitting down going over what has pushed my business to the next level are people. I constantly make an effort to meet someone new everyday and have lunch or coffee. My discussions are generally about them and things they are interested in. I have noticed if you put people first instead of your business your results will blow you away. So keep that in mind when doing business how can I help this person.

A great partnership.  My business would not be nearly as far along if I did not have a partner that has complimentary skills, a strong work ethic, a desire to succeed, and a great relationship.

This fits under the great relationships umbrella that J mentioned above, but for me, the partnership has been absolutely critical in achieving the growth we have over the last 2 years.

A true passion for nearly all parts of this business. I love the techniques and psychology behind negotiations. I love the creativity it takes to design something that stands out from the rest. And I love the building something that someone will enjoy for years to come.

There are most definitely some vultures in this business, but they come and go.  You will come to notice that the truly successful investors look for transactions to be a win on both sides of the table.

The one thing working for me now is the press.   News articles reporting the improvements in the market have given my investors confidence.  That's great, but nothing beats free publicity. Yesterday's Sunday edition of the San Francisco Chronicle featured a story on the cover of the business section that heavily featured my company.  That is what fuels credibility, and credibility builds trust, and trust brings investors, and investors lead to additional investment capacity, and that adds to profitability.

There is  "one thing" that you really want to work in your business, and that is "profitability."  Having the media on your side can help, and having them work against you can destroy you.

Again, pretty broad question. I'll pick one thing that I've noticed has been working really well lately: The solid division of labor between myself and my partners. We try to keep in our respective lanes and that keeps us focused on our individual tasks. Of course, there is a lot of collaboration and when the time comes we can fill in for one another when needed.

The question is broad, as many things work for me and others. The one thing?  OK, I'll pick one of many.  Sustained focus on a strategy. What strategy?  Buy and hold in the way of growth.  Specifically, east of Dallas, TX.
