If Jimmy and John get into a long term partnership on real estate deals. Jimmy finances 100% and John finds good deals to invest in and manage the investment. Jimmy gets in the money and John decides what to do with the money and how to invest it into real estate.

What should the percentage profit split be ?

I think you should research the differences between a JV and Partnership and that might help you structure it better - and so you don't run into any unintended tax consequences.
