Where to find data points

Question

Hey guys,

I am struggling to analyze deals on excel spreadsheets. It is not so much the math or computing the numbers rather it is finding accurate numbers to crunch. For example, estimating utilities, PMI, CapEx Debt Coverage Service Ratio, Insurance, etc.

Is there a video/guide regarding where to look for these investment factors? I am inquiring about finding the numbers not computing them.

Hey Francis,

Utilities - you may be able to call the utility companies and ask for historical usage/costPMI - Lender should be able to clear this up for youCapex - the detailed way would include gathering the age of roof, hvac , w/h, appliances. Then you can see the estimated remaining service life, cost to replace, and you can see how much you should be stocking away to replace your capex items. Easy way, I shoot for like ~$100/month my reserves.  DSCR - This is a calculation. Calculate the NOI (Gross Rent - Operating Expenses) and divide by the annual mortgage payment.Insurance - call your insruance agent.

Most of these things you will get a hang of through repitition. For example after you analyze a few deals, you might know insurance on a Single Family house in your criteria runs for $600 or Utitlies are generally $200/mo etc
