gaining home repair experience

I'm wondering about how to search for a house flipping/renting mentor offline, without the benefit of mutual acquaintances. I'm an introvert and I don't really know how to network very effectively yet. There are no REI clubs where I live (Rochester, Minnesota) so finding one is difficult.

Go to open houses that are for sale by owners. If it looks like it's been flipped, talk to the seller about it. Go to open houses by realtors and ask if they know of anyone who is a flipper who would talk to you.

I belong to a brokerage in Rochester, but I don't sell there. I will ask my associates if they know of anyone who would talk to you.
