Beginner Wholesaling finding cash buyer

Hello,

My good friend/partner and I decided to get into wholesaling properties. Thus far we understand how to get properties under contract but we are having difficulties finding cash buyers. I watched Jerry Nortons video about his 10k club but honestly it sounds like a scam and I would rather figure out how to find cash buyers a different way. 

Can someone please share with me some ways to find cash buyers?
