Going for first purchase need advice

I have a bond for deed with my parents charging me 3%. The balance is 115k. They have proposed a quit claim on the deed if I give them 90k cash, which I do have available, but I will have to refi to give them the balance. We currently stay in the property and rent the other unit for 750 a month. We have also put in a cash offer for a SFR in the amount of 72k. Last option is we had plans drawn up and a proposal by a contractor to build on top of the duplex and turn it into a triplex. The objectives we are pursuing is to use the dormant cash effectively and we need 3 bedrooms and two baths.

I've seen such thoughtful replies to other post and eagerly and openly anticipate how seasoned professional would approach this problem.
