Best book and app to estimate ARV

Hi!! I am a newbie in the real estate world and Bigger Pockets. I have decided to start my journey with Wholesaling in Florida. From what I have read, wholesalers have bad reps for inaccurate numbers in ARV and rehab costs because they jump into it not educating themselves. I don't want to be that person so I bought J Scott's book on estimating rehab costs and shadowing a contractor as well. I am looking for the best book, apps, templates and videos on ARV. If any one has any recommendations on how I can get an accurate ARV please let me know. Thank you!!!!
