$100k but where to invest

I'm looking at buying my first investment property, but still don't know if STR or LTR is what I'll purchase. I have boots on the ground in Houston, TX, Tampa, Fl, Huachuca, Az, and I'm in Southern California possibly looking at a cabin in Lake Arrowhead or Big Bear. From my research, STR are riskier, but higher payout. If I purchase in Houston, it would most likely be LTR. Florida either LTR or flip. Cabin in Southern California would be a STR. What have been some challenges in your STR? Anyone cashflowing in the big bear lake arrowhead area? I'm having a difficult time deciding where to invest.

@Juan Chavez dude, you're all over the place. You really can't narrow it down more than what you've put in your question? If not, then this isn't a one-shot deal. Pick one and adjust from there. Or take a breather and read " Emerging Real Estate Markets" by Dave Lindahl. Not a new book but has timeless principles that are 100% true today. I'm sure there's other books that are newer, but this is the one I've read is still valid today. Cheers, Dave
