Need Advice on MF - Structuring Partnership

Hello,

This is my first post here!  

I am looking for a multifamily house (in SE RI).  My boyfriend and I would like to invest in this together.  Ideally we would both put up the down payment, and he would house hack for a year, then rent out all units after the required 12 month period.

I own my own house, and would remain in my home, so the mortgage would be in his name in order to benefit from FHA/203K loan options.

 What is the best way to structure our partnership?
