Where to put my HELOC Funds

I want to start a discussion on where people think the smartest places to 50k would be. I am in the final stages of closing out a HELOC and will be looking a fund of about 50k. I have looked at small multifamily complexes in different markets across the country and am interested in maybe acquiring one of those that needs some work put into it. I am also looking into Airbnb's with a 5% down vacation home loan in a few places as well. I currently own a cash flowing triplex and a single family condo while also arbitraging a beach house for an Airbnb as well. Like I said, I just want to start a small discussion to see what someone with a little more experience would do in my shoes.
