First investment property

I have been on the sidelines for over a year trying to gain as much knowledge as I can, but as most of the guest from the podcast are saying I just have to go for it at some point. I have this one property I’ve currently been looking at 130k purchase 4 Bed 1 Bath but it is really outdated and needs a full rehab.  Renovations budget is 80k hoping to add an extra bathroom, which will bring in more buyers I feel. Major renovations will bring in professionals, but a lot of it my 5 brothers and I are planning to do. The house across the way sold at 365k but was September 2021 and the one next to it 290k in November 2020 but these were 3 Bed 2 Bath. It’s in a small suburban town about 1 hour 30 min from Manhattan.
