Hey! I am a new investor looking to zero in on a neighborhood/area to target my deals. Where in Tulsa is a hot spot for flips?

Hey Amor, are you in Tulsa? If so, definitely drive around to see what the neighborhoods look like.I ran Tulsa through my algorithm...maybe start with the bluer areas.

Hey Amor!

Tulsa is such a hot place right now. I definitely suggest around TU, Cherry Street area, Anywhere near the riverwalk. Many of my investors avoid North Tulsa but if your interested in section 8 housing it could be a good play.

@Andre Crabb good to see you on this thread. I agree with the majority of those blue areas. I would have expected the southern portion of this map near broken arrow to be darker blue. I’m not sure what your algorithms look at though. Keep up the great work.

Amor, the area north of 244 to pine / Apache (depending on area) is a good pocket to pay attention to, especially if being in the path of progress is important. I’m personally buying there and have helped a lot of other people acquire there too. It’s a pocket where things were run down by slum lords for so long but property is beginning to go to owner occupants (which I’ve verified when running comps and looking at financing type used, I’ve seen many owner occup loans here to verify it wasn’t just cash / investor stuff). To me this creates one of our best opportunities to buy low and sell high.

The southern part of tulsa is where your exits will be much higher but so is your barrier of entry.

The area I described is older and the houses will be a pain. Not quick lipstick deals and important to study and co-create your SOW.

I find hot neighborhoods in my city by driving the streets and finding where all those massive driveway dumpsters are. When you see one of those someone is doing renovations and probably flipping. You can also go on zillow and see which properties have been recently updated.
