I use Quicken, it is one of the cheaper and easier to quickly understand starter programs. Not extremely powerful, my family's roofing company uses Quickbooks so I know what a "gold tier" program looks like, but Quicken works great for my 11 door portfolio and I intend to keep using it until for the near future. 

One thing I would recommend is going with one of the "major" players in this area as it gives you great access to use google/ youtube to troubleshoot problems quickly.
