Someone please help I am new to REI and from the Dallas area I have a couple of deals that I could wholesale but I need a mentor or someone to help with the contract part. I know how the process goes, just wondering if someone could maybe give me a link to a easier, more simple purchase and sale contract rather than the TREC 20-10. Something that I can simply explain to seller and they can sign on the spot without them have to read a 9 page contract and not understanding the process. Also I am going to be upfront with them and explain everything.

I am just confused as to taking this next step and getting my first deal. It is an older guy that knows a family member, thats how I got his number. He is just looking to sell a couple of his houses that need some work and so far I am the only one that knows he is looking to sell them. Any advice or tips would really be appreciated. I guess you could just say I am a little nervous because it is my first deal. I am very confident in my work and know that I could market and get them sold I just want to take all the right steps in making my first deal.
