Help Structuring a Offer letter

I am a newbie and I have been driving for dollars in my local market. I found a couple properties (SFH) that I am interested in pursuing as a flip or potential BRRRR and was going to send a letter. I am finding addresses and names via public records and I'm just not entirely sure how to structure this letter and what info should I include. Also without seeing the property in its entirety I cant accurately determine ARV or any SOW that would need to be done.

If anyone has any pointers or suggestions that would be great.
