Hello,

I am just starting out in real estate investing and I would love to work for an investor as a bird dog or apprentice. I am in the Houston, Tx area and have access to the Propstream app and would love to sharpen my deal finding skills by helping an establish investor find leads, while also learning more about the business.

 We used to get a lot of deals via independent bird dogs back in the day.  Last one was 2016.  Guy got 3% of the deal.  It was 4m (~$120k).  Not too shabby.  Great deal for me as I figure it's worth about $6m

Anyway, we still check in with some of these guys but I haven't any anyone bring me a deal in forever.  I think with the easy money policy we've had, and everyone and their mom doing syndication, everyone that has a property has been asked if they want to sell 1000 times already.

*that said*

1) I have a guy that's bringign me a collection of stuff in the museum area of Houston.  6 properties.  25 units.  Pretty good deal.  Who knows if the seller will actually do it but it's looking good (fingers crossed)

2) You don't need to ask someone in here to work for them.  I 100% promise that if you have a deal (seller who will sell at a reasonable price), you can get someone to buy it no problem.   I wouldn't work for one buyer as you might find a property that can sell that isn't a fit for that person.  So go to a club, meet some buyers, and if you have a deal let a few of them know.

Or if you have a deal, skip that and just send it to me.  I'll buy it and pay you a finders fee no prob.
