ARV tool on REI/kit- Good or Bad?

Hi. this is my first post on BP. I'm just starting my real estate investing journey, and I'm trying to analyze as many deals as possible so I can familiarize myself with investing, my market, etc. I googled ARV tool, and I came across a website called tools.reikit.com. Has anyone used this and is the ARV data they provide fairly accurate?
