Pre Offer Walkthroughs

Hello, I am a rookie investor looking to purchase my SECOND property. I am just trying to get an idea of how to do a proper walkthrough BEFORE an offer. 

When I do my first walkthrough, who should i bring? 

Realtor?

Contractor to get an idea of rehab costs?

Other members of rehab team such as electrician, plumber?

Just some organization and clarification would help thanks!

@Sean Comp, take videos/photos of EVERYTHING, or as much as you can. If your contractor has the availability to tag along then great, if not, don't get bummed down about it, most won't provide a quote/estimate until you're under contract. Take note of your major items, roof, crawl space, HVAC, water heater, furnace, overall condition, etc. Fortunately, the market is starting to favor buyers a little more so unless the property is an absolute slam dunk deal, it's safe to include due diligence within your offer. Hope this helps!
