Buying property in Los Angeles as a beginner

Hi everyone,

I am 23 years old, looking to buy my first rental property in the Los Angeles area where I plan to house hack for the first year. My issue is - I am not sure what the best strategy is for finding a property in such a high-priced market. I need to stay in LA because of my job but don't know how to find a property that will provide me with considerable cash flow, should I be looking into single-family homes? Duplexes? And how can I find a cheap enough property that is in a decent area? What other factors should I be considering?
