Struggling to get over 2 hurdles

I am from the states (my wife isn't) and we are living overseas trying to identify investment properties (strong preference for foreclosed single-family homes) around Orlando, FL that we could rent out on a weekly basis. Currently, we are venturing out for our first investment purchase and we're struggling to get two things accomplished: 1) identify a realtor that has expertise in foreclosures in a specific geographic area; 2) getting some competitive offers on mortgages... I've tried lending tree but only received three responses. One never followed up after I reached out, one offered a mortgage estimate, and the last wasn't able to help, despite our strong financial situation, because we live overseas and are trying to purchase an investment property in Florida. I'm reluctant to jump on the first mortgage offer that comes my way without better understanding what would be a competitive offer.

Any advice on either of the above challenges would be greatly appreciated.

I know an awesome agent in Orlando who is an Reo agent if you need a referral. A good agent will be able to put you in touch with a good lender. Lending tree is crap in my opinion.
