How do I protect myself while pitching a property?

I am diving in head first into investing and fortunately I have coming across a lot of properties.  How do protect myself when I pitch a property to a potential investor from the investor going directly to the seller/owner of the home I found and cutting me out?

Affidavit and Memorandum of Agreement. Getting this doc submitted to your county clerk will record your intention to buy. This prevents the seller of going behind your back and selling the property to anyone else.
