Looking for more experienced input

Hello fellow Investors!

I'm very new to the game and am not looking to purchase anything immediately as I am currently deployed with the Army. I've been trying to look for possible investments in my down time to get a feel for what I should be looking for. If anyone has the time to look at the information I have found and let me know what you see as more experienced investors and some things I should maybe consider. Below is the Zillow listing along with the Rent Estimator information.

What I see: The house has been on Zillow for nearly 80 days (maybe come in at around 80k?); Doesn't appear to be in terrible shape (likely some paint and updating the kitchens/bathrooms/floors); Similar comp next door going for $170k; In a college town not terribly far from campus.

Also, very newbie question: when using the rent estimator on a duplex, the estimate is per unit correct? Not the total building rent?
